Plan Services In order to understand exactly what we offer, we'd like to create the distinction between Floor Plans and a Set of Plans. See the double sample plan to the right. 
Most plan sets contain five to seven pages which is often sufficient for many standard plans. Custom homes will need additional pages to convey the special strucural and design features to be built. FLOOR PLANS: When you look at floor plans in a plan book or on a web site, you are looking at the bare bones of an actual set of plans. The plan usually shows the layout of the walls, room names, windows, doors and the interior cabinetry in the baths and kitchen. Often a few notes are attached indicating special design features. These are clean, simple drawings making it easy to decide on the desirability of the floor plan. The sample plans shown on our pages are presented this way. Rarely are the plans exactly what you need but are an inspiration and starting point and can be used to discuss, list and sketch up the changes you like. When you have developed your ideas as far as you can, then is the time to take them to the next stage. A Drafting Service will draw the complete set of plans, and see them through the permit process. In some cases, a professional engineer may need to be hired. A Designer for a consultation on the best way to further develop your ideas before starting the full set of plans. A SET OF PLANS: A set of plans is much more detailed and contains instructions about what to build and how to build it. These will be used by the local permit office in issuing the permit and by the contractor and his sub-contractors to build it just the way you want it. Please view the Sample Plan where you will see the first seven sheets of a set of plans that actually ran to 15 pages, including engineering and special requirements by that local permit office. In easier jurisdictions, five to seven pages are often sufficient for many standard plans, sheets similar to the sample plan. Custom homes will need additional pages to convey the special structural and design features to be built. ***For standard homes, we are able to provide a Two Week service in most cases.
